1) Print, fill out, sign and email app to the address on the form (scanner or text clear photos to email). Need an App for each adult 18+.
Include a copy of your photo identification* and pay stubs, or the attached income verify page filled out by a company manager for new jobs, for each app.


2) Once the above app is submitted and pre-approved, then a
credit/background check is done securely directly on TransUnion's Website.
*Need for each adult applicant. Fee is $25 per adult.


3) Need deposit and lease signed within 5 days of
acceptance to stop advertising. Pro-rated Rent for the current month is required prior to move in. No pets* or smoking allowed.


Basic requirements:

In general, your income needs to be 2-3 times the asking rent. Income
amount must be provable with a month of paystubs or bank statement. For
new jobs, a letter from the company is needed and then verified with the
hiring manager. Low credit score is possibly ok, but you cannot have
any housing collections and need to explain the reasons for any
collection accounts. A felony on the backgroung check may be reason for
denial. Landlord insurance on the home does not cover tenant belongings or
injury liability for you or your guests. You will need your own renter
insurance policy.


No water beds or aquariums over 10 gallons. No painting or any home or land modifications/alterations without approval.



*Identification:

Idaho law requires landlords to verify the identity and legal residence
status in the USA. If you do not have a driver license, a passport will
be necessary. If your passport is not from the USA, I will need proof
of legal status, such as a valid US visa or a greencard. Idaho law
makes it illegal for a landlord to provide housing to illegal aliens.
It is also illegal in US immigration law, for anyone to harbor/provide

*ESA Exemption:

According to HUD's regulations, private landlords are excempt from Emotional Support Animal (ESA)
requirements, on personally owned single family homes rented out directly
by private owners. There are no Idaho
state laws concerning ESA's, as they allow HUD to regulate. Specially
trained service animals that provide a specific medical task for the disabled,
are not ESA's.

Hud states that:

"...the Act exempts owner-occupied buildings with no more than four units,
single-family houses sold or rented by the owner without the use of an
agent,
and housing operated by religious organizations and private
clubs that limit occupancy to members."

Illegal Boarding House: Local county law/code enforcement does not
allow more than 2 unrelated persons in the same rental, even in seperate rooms. Fire code generally does not permit more than 2 people in one bedroom.
